Think of the main benefits that your house has for you and what other benefits it may have to other people or families. Make a list and put the greatest benefits that separates your house from the crowd in your advertisements.

There are always new buyers coming on the market and it only takes one interested buyer to sell your property.
The idea with marketing your property is to market from as many angles at once as possible. You want to get create a sense of urgency. It can help if you can get many people looking at your house at once. Part of marketing is showing how much demand there is for your product.

You can be better off finding a Realtor that has more of a marketing plan for your home and a proven marketing system that he has in place that will help you sell your home in the shortest period of time.
